Ford Płońsk Plant Owner / Developer: Ford Land

Brief
Ford, the automotive producer, is Cushman & Wakefield's corporate client and has been co-operating with us from the beginning of its activity in Poland.

Cushman & Wakefield was involved in the Płońsk factory from its start. The Płońsk Assembly Plant is located in the industrial zone of Płońsk. The location - 65 km north/west of Warsaw, at the intersection of roads to Gdańsk and Szczecin - allows for easy distribution services on a pan-European and regional basis.

On behalf of Ford in 1992 we found and acquired a 14,3 ha site and became the project manager for the construction of the factory. The production building of 20,000 m2 with 1,500 m2 of office space was delivered to the client in 1993. Scope of our involvement included:

• supervision of construction's process
• supervision of buildings' technical maintenance

Solution
In 2000 Ford decided to stop assembling and to sell or lease the premises. Cushman & Wakefield was instructed to advise Ford on the disposal strategy and on execution of the transaction. We prepared a dedicated website for the building, brochures and boards. We approached with this project almost every bigger production company present in Poland or entering the market.

Conclusion
As the result we managed to lease entire property to APW - a manufacturer of integrated sheet metal enclosure systems connected with Electronics and IT industry. Before the client moved in, we were managing on behalf of Ford all construction works related to tenant's improvements. Finally we stepped into property manager position.
