VF POLSKA SP. Z O.O.

Brief
VF Polska is subsidiary of VF Corporation, world's largest apparel producer, owning Wrangler, Lee, Maverick, North Face, Eastpark brands.

VF was leasing refurbished production and warehouse space in which their lease contract was terminated with 18 months notice. Therefore VF had to immediately find solution for relocation of 1,400 employee plant. New location had to be very close to the existing facility.

Solution
Cushman & Wakefield investigated for VF available solutions including:

• Refurbishment and occupation of the existing space.
• Hiring the developer to build to suit.
• Direct investment into the building by VF.

C&W prepared also feasibility analyses of VF most preferred tenure. All the time we had to keep in mind the not exceeded time range of 18 months, within which client had to move out from existing plant. As a result, client decided that the best solution is to rise own funds and become an investor and owner of the newly built turn-key facility.

At this stage VF entrusted C&W with the strategic partnership in the whole process. On behalf of the client we identified a new plot of land, we ran full due diligence process and applied for all permits. At the later stage C&W provided full technical design, acquired building permit and entered into project manager and site construction manager on behalf of VF.

The works are currently in progress, within accepted cost and time frame. Construction should be completed a month before schedule. VF is expecting to take occupation of the new facility starting of November 2004.

Conclusion
C&W proved that it has unique resources allowing to react for every need of the client. We were able to provide client with detail analysis of every possible solution, and advice on the most feasible option.

Moreover, we have knowledge, expertise and resources to implement agreed solution, including the most complex one based on project management. By doing this we were able to provide client with state-of-art building within his very tight time schedule.
