Brief
Procter & Gamble has been operating on the Polish market since 1990. The company provides branded products and services of superior quality. P&G in Poland employs 1000 people. So far company has invested in Poland USD 200 million and plans to invest more.

Procter & Gamble instructed Cushman & Wakefield in mid 2005 to act as a sole advisor in their search for leasing approx. 26.000 m² warehouse space located in the area of Greater Warsaw. P&G's aim was to establish a new rail-served distribution center that would combine warehousing activity operated so far from two DC's located in Ursus / Warsaw and Zabrze / Silesia. Due to P&G products specification no existing building could have been considered, and the facility had to be tailor made for P&G within quite challenging time schedule.

Solution
In the first stage C&W's role was to identify all developers that owned rail-served sites within P&G's requested area. Unfortunately, supply of such a product on the market appeared to be highly limited. After identification of all potential vendors, we had prepared together with client's engineers detailed RFP describing technical, location and business requirements of P&G, and sent them to these selected vendors. As a result we have gathered a number of proposals which were further evaluated with the Client, and in the final stage narrowed down to two. C&W were responsible for all commercial negotiations with landlords and were advising P&G in the negotiation strategy.

Conclusion
As a result P&G and C&W decided that the most competitive and time realistic proposal was submitted by Parkridge, for their project in Sochaczew called PDC Warsaw West. C&W's recommendation was to conclude the lease with this provider, which was accepted and executed by the Client. Delivery of the building is scheduled for mid December 2006. C&W have proven their ability to deliver state-of-art service to demanding clients like P&G, and ability to achieve for them best possible business and commercial terms, even in the situation of limited supply of the product.
