The Warsaw office was established in 1991. It employs approx. 140 people and offers a wide range of real estate services. Our headquarters are in the Metropolitan building at 1 Pi³sudskiego Square.

Development consultancy. Cushman & Wakefield advises many of Europe's and world's major developers. We are well placed to give you guidance at all stages, from site search and acquisition, planning, development consultancy, searching for co-investors, financing, project management to leasing, property management and selling the property as an investment.
Retail and Leisure. Cushman & Wakefield is recognized as the market leader in retail development consultancy, lettings, disposals and acquisitions. Our team can provide a detailed analysis of retail centres in all of Poland's cities. The knowledge of the local market allows us to advise on and negotiate the best possible terms and conditions. Our work covers all types of premises from single unit shops to major stores, shopping centres, supermarkets, hypermarkets, retail parks, outlet centres, and high streets. We continue to represent new retailers in their expansion onto the Polish market. We also understand the leisure elements which play an increasingly important role in retailing.
Office Space. We are acknowledged as one of the leading international office agents in Poland, handling significant instructions from both Polish and international clients. Expertise covers lettings, sales and acquisitions for major landlords and occupiers. We co-operate with landlords preparing the marketing and leasing strategies for their properties. We also represent tenants in the search for new space or lease renegotiation. Residential. We advise on large-scale, high quality residential investment and development opportunities. The vehicle is designed to service the emerging market for international capital seeking attractive investment opportunities in rapidly growing residential market. We advise on residential transactions and represent developers.
Valuation. Anyone who occupies or invests in commercial property needs to be informed about the value of that property. The Warsaw office has qualified and experienced staff to undertake all types of property valuation work. Our services include property valuation, portfolio valuations, due diligence reports, financial analyses and valuations for accounting and tax purposes.
Financing. We help to find a co-investor or organise the development's financing. We advise clients on the integration of their real estate with business' financial and strategic objectives. Our services include strategic reviews, financial analyses, portfolio performance assessment, location analyses, database selection and lease auditing.
Property management. We have developed a three stage property management service ensuring the client receives professional property management advice from the initial design stages through to completion and final management. Our approach to property management is designed to efficiently relieve property owners of the day-to-day responsibilities of the operation and management of investment properties and to maximise the asset value of their investments.
Research. Apart from producing regular reports on markets and trends our research team carries out confidential, bespoke projects on behalf of individual clients. These might cover market entry, demographics, location targeting, local economic information, rents, infrastructure and competition analysis. Our research capabilities draw from, and underpin the advice we give in all areas of our business.
