In the region of the main city of Wielkopolska, the supply of new warehouse space amounted to only 37,300 sq.m in 2010, which made the total stock in this area reach 901,000 sq.m. This situation is unlikely to change much in the near future, since only approx. 45,000 sq.m of new space is currently under construction.

The low supply of new space was the response to the abrupt decline in the demand in 2009. Meanwhile, in 2010 the market conditions improved and nearly 157,000 sq.m of warehouse space was leased, which was nearly 54% more than in 2009. The lease market in this region was dominated by logistics operators who enjoyed a nearly 70% market share.

The vacancy rate amounted to 8.4% and was the one of the lowest in Poland. Rental rates rose slightly in the second half of 2010.
