Most warehouse parks in the Wroc³aw region are located along the A4 motorway, in Bielany and K±ty Wroc³awskie, Æórawina, Nowa Wie¶ Wroc³awska. In 2010 the warehouse space stock of this region rose by nearly 40,000 sq.m to reach 610,000 sq.m in December. There was only 11,000 sq.m of space under construction, but other developments have already been announced.

Following the difficult year of 2009, the demand dynamics in the Wroc³aw region was not as strong as in the other regions of Poland. In 2010 112,000 sq.m of space was leased. The largest amount of space (67%) was taken up by logistics operators.

In 2010 there was nearly 80,000 sq.m of vacant warehouse space in the Wroc³aw region. Despite the limited supply, the vacancy rate remained at 13.5% due to the low demand. Both nominal and effective rental rates remained at stable levels 3,0-3,9 EUR/sqm./month .
